Our project in St James’s – The Dacre has been shortlisted for the AJ100 Retrofit & Reuse Awards Category ‘Saved from Demolition’. This building now offers seven floors of exceptional workspace that embrace the highest standards of sustainability.
In re-orienting the entrance and flooding the space with light, we’ve not only enhanced its fundamental qualities but also revolutionized the working environment. The refurbishment was a more efficient approach, cleverly utilizing the existing structure to maintain a largely column-free layout while improving visibility and adding new terrace spaces.
Collaboration has been key from the outset, with regular meetings ensuring all stakeholders were involved in the journey. The project meets high sustainability standards, including BREEAM Excellent and a 35% reduction in Part L energy usage, thanks to ASHP for hot water, MVHR systems, and high-performance external fabric.
We’ve integrated biodiversity initiatives, such as bee-friendly planting and bird boxes, and ensured full electric operation to reduce fossil fuel reliance. Our M&E design is future-proofed for flexibility in office fit-outs.
Core Sustainable Criteria:
- 30 cycle spaces (with M&F split shower provision)
- Retained Existing Structure (basement / core / frame / slabs)
- Basement retained and no requirement for new foundations
- EPC – A
- BREEAM – Excellent
- Fully Electric Building
- Openable Windows for Natural Ventilation
- MVHRs with Heat Recovery
- Recycled RAF Throughout
- Landscaped Roof Terrace with Bird Boxes and plant species to support bee communities
- Private Terraces
The winner will be announced on 11th September.
