Darling Associates confirms that its design for the redevelopment of 90 Sloane Avenue, on behalf of long-term local investor Tribeca Holdings, has been unanimously approved by the Royal Borough of Kensington and Chelsea’s planning committee.
Located on the prominent corner of Sloane Avenue, Draycott Avenue and Brompton Road, this transformative design will replace a dated 1960s block with a landmark, heritage-led development that enhances the architectural quality and character of the Brompton Cross neighbourhood.
The approved proposal includes 24 high-quality apartments and an 8,100 sq ft flagship retail unit targeted at a global luxury brand – revitalising this key gateway site and reinforcing the vibrancy of Brompton Cross.
“Designing beside a celebrated landmark like the iconic Michelin Building required a meticulous and sensitive approach,” said Rupert Calvert, Project Director at Darling Associates, “Our design complements the historic context while delivering an elegant, contemporary building that meets the highest sustainability standards.”
Project Highlights:
- Heritage-led design: A carefully crafted façade and massing strategy that responds to the surrounding conservation area and adjacent listed buildings.
- Sustainable and car-free: Incorporates ground-source heat pumps, generous cycle storage (42 spaces), and removes existing car parking to promote greener travel and improve flood resilience.
- Community-centred: £250,000 contribution to local highway improvements and crossings, over £1 million in CIL payments, and commitments to carbon offset and public art.
- Residential excellence: 24 apartments offering a mix of stylish one, two and three-bedroom homes, with recessed upper floors that respect neighbouring buildings.
- Retail vitality: A large-format ground floor retail space designed to attract a premium tenant and reinforce Brompton Cross as a high-end destination.
- Net zero whole-life carbon strategy: A newly constructed building, with 15% retained structure, achieves 33% lower lifecycle carbon emissions over 60 years compared to the refurbishment option consented in 2023.
Community consultation was a core part of the process, with stakeholder letters, drop-in sessions, a project website, and positive support from neighbouring businesses and residents.
