A 10-storey office refurbishment totalling 7,500m2 (NIA), planned as a landmark building integrating the King’s Cross regeneration area with the established Pentonville Road/Angel offices corridor.
The residential element of the project is intended to ensure suitable levels of amenity are maintained for neighbouring residents and also achieved for the new proposed housing. Levels of light for neighbouring properties have been sensitively considered in the design by integrating efficient changes to the existing building envelope which also provide for good light provision for the development scheme itself.
The curved rooftop addition adds a distinct profile to the scheme, extends the building and optimises the use of the site, whilst being sculpted to appear recessive. The new floor on the eighth level is set back by seven metres providing space for a roof terrace.
Energy used by the offices is offset and by re-using components of the existing building, the development achieves and Excellent BREEAM rating.
